This week the Mortgage Interest Rates as published by Freddie Mac increased slightly to 2.81%, up one-tenth of a point from last week’s all time low of 2.80%, but better than last year’s 3.78%. 2.80% is the record low interest rate and is the lowest ever seen since recording started back in 1971. If you are paying more than 4% on your mortgage, contact me today! A refinance may be the way to go for you, if you plan to stay in your home for a while.

 

This week in Louisville and Lexington Kentucky there were 3,973 (+22) homes & condos for sale, with the average days on market sitting at 44.80 (+0.1 Days). We are now at 1.53 (-0.2 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”.

 

The Average Sale Price for September 2020 was $261,407 (Down $7,952 from August 2020), with Median Selling Price being $220,000 (Down $5,000 from August 2020). These numbers are up from last year’s $223,942 and $190,975 respectively. As you can see average home sales prices went down from August to September, and, the Median Selling Price also fell by $5,000 between August and September. This is a sign that home prices may be settling out for the year.
