In a sellers’ market, some homeowners might be tempted to try to sell their house on their own (known as For Sale By Owner, or FSBO) instead of working with a trusted real estate professional. Let’s unpack why that’s a big mistake and may actually cost you more in the long run.

According to the Profile of Home Buyers and Sellers published by the National Association of Realtors (NAR), 41% of homeowners who tried to sell their house as a FSBO did so to avoid paying a commission or fee. Latest Jobs Report: What Does It Mean for You & the Housing Market?

Last Friday, the Bureau of Labor Statistics released a very encouraging jobs report. The economy gained 916,000 jobs in March – well above expert projections of 650,000 to 675,000. The unemployment rate fell again and is now at 6%.

What does this mean for you? Our lives are deeply impacted by our nation’s economy. The better the economy is doing overall, the better most individuals in the country will do as well. Jason Schenker of Prestige Economics says, "People are getting back to work and the vaccine isn't just inoculating the population, it's clearly inoculating the economy."

What does this mean for residential real estate? Today, the biggest challenge for homebuyers is the lack of homes currently for sale. With listing inventory down 52% from a year ago, bidding wars are skyrocketing. As a result, home prices are also skyrocketing!!!

Mortgage Rates Dip After Weeks on the Rise

Mortgage rates took a turn in the opposite direction this week, falling for the first time since February.

The new weekly average sits at 3.13% which is .05% lower than last week.

Remember: Lower interest rates mean lower payments and less spent on interest over the lifetime of the loan!

This week the Mortgage Interest Rates as published by Freddie Mac rose to 3.13%, -0.05 points from last week’s 3.18%, they are better than last year’s 3.33% but are getting closer to last year’s figures. 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.


This week in the Louisville and Lexington Kentucky area there were 2,807 (+301) homes & condos for sale, with the average days on market sitting at 42.10 (+2.4 Days). We are now at 0.98 (-0.03 Months) months of inventory, making this
