With low interest rates and a massive amount of home buyers in the market today, so lenders are tightening their standards which may become a new road-block for new home buyers.

Due to just the incredible demand of homebuyers, and the record low interest rates, lenders are having to tighten their standards in order to ensure that they don’t cause another housing bubble like we saw in the early 2000’s. That bubble was caused by lenders who lended to anyone who wanted a loan (sub-prime mortgages), and would refinance to anyone who wanted to refinance, however what went up, had to come down and prices were going through the roof, those who refinanced were destroyed when the value of their homes tanked, and they were now “underwater on their mortgage.” Stuck, paying the mortgage on a home that was 5 or 10x more valuable, was too much for the market to bare, and it all imploded! Today, lenders are tightening standards and preventing that same event from occurring again! 502-489-1135


Americans Are Gaining Confidence in the Economy

The September Jobs Report issued by the Bureau of Labor Statistics reported that the unemployment rate dropped to 7.9%. Though that percentage is well below what experts projected earlier this year, it still means millions of people are without work.

Are Low Mortgage Rates to Blame for High Home Prices?

It only goes to reason that with low interest rates and low inventory home prices will increase. This comes from our economic principle of Supply and Demand.

If there is high demand and little supply, prices increase.

If there is low demand and high supply, prices decrease.

As long as interest rates, inventory remain low and demand remains high, prices should continue to increase which impacts home buyers the most.

This week the Mortgage Interest Rates as published by Freddie Mac dropped to 2.80%, down one-tenth of a point from last week’s 2.81%, but better than last year’s 3.69%. 2.80% is now the 11th record low interest rate and is the lowest ever seen since recording started back in 1971. If you are paying more than 4% on your mortgage, contact me today! A refinance may be the way to go for you, if you plan to stay in your home for a while.

 

This week in Louisville and Lexington Kentucky there were 3,951 (+31) homes & condos for sale, with the average days on market sitting at 44.70 (+0.2 Days). We are now at 1.55 (-0.2 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”.

 

The Average Sale Price for September 2020 was $261,407 (Down $7,952 from August 2020), with Median Selling Price being $220,000 (Down $5,000 from August 2020). These numbers are up from last year’s $223,942 and $190,975 respectively. As you can see average home sales prices went down from August to September, and, the Median Selling Price also fell by $5,000 between August and September. This is a sign that home prices may be settling out for the year.
