Message From David Hittle, Realtor - United Real Estate Louisville

Another Sunday and here is your Weekly Real Estate Newsletter - Saxophone Day. Today we listen to that beautiful blues music performed on a saxophone! If you know how to play the saxophone, then this day is here to honor you! Go play your saxophone for the masses today!

This week mortgage interest rates fell for the first time in two months! Rates fell to an average of 6.95% this week, after hitting the 20-year high last week. The expert predict that mortgage interest rates could hit 8% or rates could stablize. The 30-year fixed rate mortgage averaged 3.09% one year ago. The 15-year fixed rate mortgage may save a little money it averaged 6.29% this week. The 5-year Hybrid Adjustable Rate Mortgages averaged 5.95% this week. As the Federal Reserve continues to ratchet up Treasury Rates in order to fight inflation, the mortgage interest rates have continued to follow suit.

In the Louisville Real Estate Market however, the housing market continues to remain in Hot Seller's Market territory. Today, 2,260 listings are live and on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,802 listings that are live on the market. And in the Northern Kentucky Multiple Listing Service we have 841 for a combined total of 5,903 listings on the market. The absorption rate or months worth of inventory sits at 1.63 indiciating a Seller's Market.

If you or someone you know has questions about the real estate market, or you would like a personal neighborhood market report don't hesitate to reach out and ask. You can also visit my website www.shopkentuckyhomes.com - and enter your zip code to receive a market report as well.

Don't try to navigate this changing housing market alone, have confidence by having a professional by your side during your real estate transaction.
