March is almost here and with it will be the beginning if the spring real estate market. Historically as the weather heats up, the housing market starts to heat up as well. This means more homes available for buyers, and increasing home prices making seller's happy. While all this is happening it is still a great time for home buyers. This is because the data shows that Kentucky and in particular the major cities in Kentucky (Louisville, Lexington, Frankfort) have home prices that are far below the national average. (National Average: $348,000, Louisville Average: $226,000, Lexington Average: $267,000, Frankfort Average: $220,000) - No wonder buyer's from all over the country and all over the world are flocking to Kentucky to buy their next home!
Mortgage Rate Predictions so far, are bearing out! But the stubborn inflation mess, is causing rates to start a roller coaster ride. Rates this week averaged 6.50%, a .18% jump from last week's 6.32%. These rates are being effected by the actions The Federal Reserve are taking to combat inflation. So while the "government" works to bring down the high inflation we are all experiencing at the grocery store; their efforts are making home affordability more expensive. With Real Estate being one of the largest parts of the economy, affordability of real estate could hurt the economy further.
In the Louisville Real Estate Market, the housing market continues to remain in Hot Seller's Market territory. Today, 1,581 listings are live on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,186 listings that are active and on the market. And in the Northern Kentucky Multiple Listing Service we have 580 for a combined total of 4,347 listings on the market. The absorption rate or months worth of inventory sits at 1.40 continuing to indiciate a Seller's Market in Louisville, Kentucky. The number of homes available for sale have fallen for several weeks now in our area. This means less competition for homeowners looking to sell their homes. As my client in Lexington found out, her home sold in less than 12 hours!
