It is amazing what happens in a couple of months. A few months ago the average home was receiving almost 5 offers, bidding wars were running rampant, and more than 50% of listings were selling for more than list price.

An important metric in today’s residential real estate market is the number of homes available for sale. The shortage of available housing inventory is the major reason for the double-digit price appreciation we’ve seen in each of the last two years. It’s the reason many would-be purchasers are frustrated with the bidding wars over the homes that are available. However, signs of relief are finally appearing.
What normally happens throughout the year?
Historically, housing inventory increases throughout the summer months, starts to tail off in the fall, and then drops significantly over the winter.
What happened last year?
Last year, the trend was different. Historical seasonality wasn’t repeated in 2020 since many homeowners held off on putting their houses up for sale because of the pandemic.

The number of listings hitting the market today are increasing, even while the weather cools and the market starts to shift as we are seeing today. Typically in a year, we see a very strong sales period in the spring to fall cycle and a slow down as winter hits. Last year, we saw that blown away due in part to the pandemic slowing down the market during the hot times. This year, we will have to wait and see if the market goes back to the typically winter slowdown or if like last year winter is just another selling season. This week the Mortgage Interest Rates as published by Freddie Mac had 30-Year Fixed Rate Mortgages fell to 2.86%, down 0.01 percentage points from past last week’s 2.88%, rates this time last year were 2.87%. 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.
15-Year Fixed Rate Mortgages fell to 2.12% down 0.06 percentage points from last week’s 2.18%. Average 15-year fixed rates last year were 2.35%.
This week in the Louisville and Lexington Kentucky area there were 3,976 (+39) homes & condos for sale, with the average days on market sitting at 18.80 (-0.1 Days). We are now at 1.38 (+0.19 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”. Builder’s are accelerating their building of brand new homes, but with lumber prices on the rise, it is making it harder for smaller builder’s to be able to afford. Bigger builder’s will have to come to the rescue, if we are ever to catch up with home buyer demand.
The Average Sale Price for August 2021 was $273,072 (down $15,995 from July 2021), with Median Selling Price being $235,000 (down $14,900 from July 2021). These numbers are up from last year’s $267,687 and $225,000 respectively. This is the market shift I have been talking about. Average sales prices are now falling from the previous months. So to are the median selling price, which is also falling from the previous month. Compared to last year both are higher, but month over month has taken a tumble.
