Buyer's have settled down from the frenzied need for a home no matter the price and are settling in for homes that meet their budget.
It is anyone's guess what is coming down the road, but here is what I believe we will start to see.
Home prices will slow their appreciation into the new year.
Mortgage interest rates will average above 3% in the new year.
Average days on market will rise, as less buyer's enter the market.
The average number of contracts per home will fall as well with less buyer's in the market.

There’s a common misconception that, as a homebuyer, you need to come up with 20% of the total sale price for your down payment. In fact, a recent survey by Lending Tree asks what is keeping consumers from purchasing a home. For over half of those surveyed, the ability to afford a down payment is the biggest hurdle.
If saving that much money sounds overwhelming, you might be ready to give up on the dream of homeownership before you even begin – but you don’t have to. According to the Profile of Home Buyers and Sellers from the National Association of Realtors (NAR), the median down payment hasn’t been over 20% since 2005. Being a Dave Ramsey Fan, the answer to that question may be both... depending on your financial situation. It is recommended that you should not refinance your home unless you will get a 1% point reduction in your current mortgage interest rate. You also have to remember that you shouldn’t refinance unless you plan to stay in your home for a few years, because of the fees associated with refinancing and only a few years will allow you to recoup those costs. However, Student Loans ARE HORRIBLE!!! (I say that as a current holder of them). Student Loans are the only loan, that is basically stuck with you until DEATH!! They are not bankrupt-able, they are backed by the government, so know that they will take away everything you love to get the loan paid off!!! I recommend paying off your student loans as quickly as possible!! Use the Baby-Steps and Get out of Debt, it is a Feeling You Cannot Imagine! Three major housing industry entities project continued home price appreciation for 2022. Here are their forecasts: Freddie Mac: 5.3%, Fannie Mae: 5.1% and Mortgage Bankers Association: 8.4%.
Using the average of the three projections (6.27%), a home that sells for $350,000 today would be valued at $371,945 by the end of next year.
Today, the 30-year fixed mortgage rate is hovering near historic lows. However, most experts believe rates will rise as the economy continues to recover.

I have spoken about this multiple times as the predictions keep changing about where mortgage interest rates are headed.
The Federal Reserve does have influence in mortgage interest rates, and if they are hinting that rates will be rising, they very well may be rising soon.
The National Association of Realtors have predicted that mortgage interest rates should be around the 3.5% rate in mid-2022.

It is crazy to think that this year being over is right around the corner. September is here, and is almost gone as we entire its final week. We saw this year was just as fundamental when it comes to Real Estate. Prices have risen, Interest Rates have stayed low, it has been a great market and a great run. The predictions this year were that interest rates would average 3%, this did not happen. The new prediction for next year is that interest rates will reach 3.5% by mid-2022. As an article above indicated the Federal Reserve is preparing to make moves that very well may impact mortgage interest rates, due to over-spending by the government inflation is starting to have a huge impact on our lives and the costs of our daily lives are on the rise.
10.4 Million – that’s how many jobs are available and are unfilled, the largest amount in history. So while the economy starts to experience inflation, businesses need people, and aren’t finding them. Wages have surged, and pay is on the rise, which will help keep up with inflation and cost of living. However, as inflation hits harder and harder, not only will you feel it in your grocery bill, but you will also see it in the cost of everything around you. Material prices were already up due to Covid, and now they will rise due to the inflation caused by the squeezed economy and reduced value of the Dollar.

This week the Mortgage Interest Rates as published by Freddie Mac had 30-Year Fixed Rate Mortgages rose to 2.88%, up 0.01 percentage points from past last week’s 2.87%, rates this time last year were 2.90%. 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.
15-Year Fixed Rate Mortgages rose to 2.15% down 0.03 percentage points from last week’s 2.12%. Average 15-year fixed rates last year were 2.40%.
This week in the Louisville and Lexington Kentucky area there were 3,976 (+39) homes & condos for sale, with the average days on market sitting at 18.80 (-0.1 Days). We are now at 1.38 (+0.19 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”. Builder’s are accelerating their building of brand new homes, but with lumber prices on the rise, it is making it harder for smaller builder’s to be able to afford. Bigger builder’s will have to come to the rescue, if we are ever to catch up with home buyer demand.
The Average Sale Price for August 2021 was $273,072 (Down $15,995 from July 2021), with Median Selling Price being $235,000 (Down $14,900 from July 2021). These numbers are up from last year’s $267,687 and $225,000 respectively. Year over year both average sale price and median selling price were up vs. last year.
