Many see a crazy housing market as we are seeing right now as a sign of negativity. In actuality, this housing market has been created by a supply and demand problem, compounded by a sharp decrease in supply during the pandemic.
Supply and Demand is what runs our economy, and therefore it is not a negative. On top of that, the experts agree, this housing market is not preparing for a crash.
So, don't listen to the media, or your neighbor, contact an expert in the field, someone operating in it and through it, each and every day. Contact a Realtor with the heart of a teacher; contact David Hittle with United Real Estate Louisville.

In today’s real estate market, buyers shouldn’t shop for a home with the expectation they’ll be able to negotiate a lower sales price. In a typical housing market, buyers try to determine how much less than the asking price they can offer and still get the home. Homes selling quickly and receiving multiple offers highlights how competitive the housing market is right now. This is due, in large part, to the low supply of homes for sale. Low supply and high demand mean homes often sell for more than the asking price. In some cases, they sell for a lot more.
What does that mean for you? If you’ve found your dream home, you need to be realistic about today’s housing market and how that impacts the offer you’ll make. Offering below or even at a home’s asking price may not cut it.

The fair market value for a home is a number that should be one of the most important numbers to a potential home buyer. A home seller can pretty much price their home for whatever they want; but when you work with a Realtor in the purchase of your home, they should be giving you the information needed to determine if the home is worth what it is being offered for. A Realtor in this instance, will help to keep your emotions in check, and prevent you from being one of the many home buyer’s overpaying for homes in today’s market. Your Realtor should be someone you trust to shoot you straight and educate you about the market and about any home you want to see! If you need a Realtor like that, look no further than David Hittle with United Real Estate Louisville – Give him a Call Today 502-489-1135!

Are you looking to buy a home? If so, we’ve got good news for you.
As a buyer, you’re likely braving bidding wars and weighing low mortgage rates versus price appreciation as you search for your dream home. If you find yourself a bit discouraged, hear this: there are clear signs buyers may have more opportunities this fall. According to realtor.com, the sweet spot for buyers is just around the corner. The research says:
“Nationally, the best time to buy in 2021 is the week of October 3-9. This week historically has shown the best balance of market conditions that favor buyers.”
So, what’s that mean for you? If you’re looking to buy a home, there’s a golden window of opportunity coming. The number of homes available for sale should increase.

October is always an interesting month for the real estate market, depending a lot on the weather in that month. As you can imagine more people like to get out and see and of course buy homes when it is warmer outside. As the temperature drops, less and less people want to look and see and buy homes. School schedules and work schedules also play a role in this phenomenon. However, last year and possibly this year, the weather really made no difference for people looking to buy or sell homes; this is because at least last year the pandemic froze the real estate market during a peak selling season. This year may be different, but today we are starting to see a rise in listing, which give buyer’s and opportunity to snag their new home before the holidays! If you are wanting to move this year, and want to avoid the holiday hassle, today is the day to start that process! Buying a home today, means you should be in it before the holidays! Avoid the rush, and any unexpected changes in the market by starting the process today! If you are ready to get started towards your next home purchase call David Hittle with United Real Estate Louisville 502-489-1135

Before you decide to sell your house on your own, here are five reasons why working with an agent is your best bet to maximize the sale of your home.
>>First impressions are everything – and an agent knows how to make a great one.
Prepping a house for sale requires a significant amount of time and effort, even though it may seem simple at first glance. An expert real estate advisor relies on their experience to answer your questions so you don’t invest in the wrong things.
>>Agents have tools to maximize the number of views your home gets.
Put plainly, the more buyers that view your house, the better your return will be. Agents have multiple tools at their disposal – from social media to agency resources – to ensure your home is viewed by more prospective buyers.

When it comes to selling something that is worth so much, selling it yourself leaves the emotion and knowledge of the market out of the equation. When you sell your home there are many processes involved, from the price, to what is happening in your market, to how to get people in to see the home, advertising, marketing, etc. Then after you find that lucky buyer, negotiations, home inspections, appraisals, paperwork after paperwork after paperwork… Then closing, negotiating with attorneys, buyer-side commissions if they have a Realtor; it can all be a very complicated process; not to mention the safety of you and your family during that process. A Realtor deals with buying and selling homes on a daily basis. They know what the market is doing, what a fair price for your home is, and have technology that allows other agents to show your home without bothering you. If you are going to sell your home, have an expert in your corner who can guide you through the entire process, that expert is David Hittle with United Real Estate Louisville give him a call and let him get you started on selling you most valuable asset 502-489-1135.

Equity is the difference between what you owe on the home and its market value based on factors like price appreciation.
The best thing about equity is that it often grows without you even realizing it, especially in a sellers’ market like we’re in now. In today’s real estate market, the combination of low housing supply and high buyer demand is driving home values up. This is giving homeowners a significant equity boost.
According to the latest data from CoreLogic, the amount of equity homeowners have has continued to grow as home values appreciate. Here are some key takeaways from the Homeowner Equity Insights Report:
>>The average homeowner gained $51,500 in equity over the past year
>>There was a 29.3% increase in national homeowner equity year over year

Equity is the amount of profit that your home has invested inside of it. When you buy a home, you usually have a mortgage – that is the amount of money you took out as a loan against the value of your home. If the value of your home is higher than your mortgage, you have equity or profit that can be drawn out in a sale, or a refinance. Equity is one of the major differences between owning and renting a home! If you are ready to stop renting and start earning profit just by living in your home give David Hittle with United Real Estate Louisville a call today 502-489-1135!

I told everyone about this shift that we were starting to feel here in our area, and nation-wide this shift is occurring as well. Question is: what will be the impact?
I predict a similar Fall/Winter Real Estate market as last year. We should see higher than typical listings and sales as the year comes to an end.

The day we have been dreading has finally arrived, for one of the first times in 2021, mortgage interest rates have eclipsed 3% this week averaging 3.01%.
While this is not good news, it is not horrible news either. 3% is still extremely low compared to historic averages, however it does mean some buyer's will be priced out of their home searches.

It is crazy to think that this year being over is right around the corner. September is here, and is almost gone as we entire its final week. We saw this year was just as fundamental when it comes to Real Estate. Prices have risen, Interest Rates have stayed low, it has been a great market and a great run. The predictions this year were that interest rates would average 3%, this did not happen. The new prediction for next year is that interest rates will reach 3.5% by mid-2022. As an article above indicated the Federal Reserve is preparing to make moves that very well may impact mortgage interest rates, due to over-spending by the government inflation is starting to have a huge impact on our lives and the costs of our daily lives are on the rise.
10.4 Million – that’s how many jobs are available and are unfilled, the largest amount in history. So while the economy starts to experience inflation, businesses need people, and aren’t finding them. Wages have surged, and pay is on the rise, which will help keep up with inflation and cost of living. However, as inflation hits harder and harder, not only will you feel it in your grocery bill, but you will also see it in the cost of everything around you. Material prices were already up due to Covid, and now they will rise due to the inflation caused by the squeezed economy and reduced value of the Dollar.
As this year starts to wind down, stay in touch with David Hittle with United Real Estate Louisville to keep you up to date on all the happenings.
If you or someone you know needs a Realtor – I would be honored to help just call me 502-489-1135

This week the Mortgage Interest Rates as published by Freddie Mac had 30-Year Fixed Rate Mortgages rose to 3.01%, up 0.13 percentage points from past last week’s 2.88%, rates this time last year were 2.88% - Now Below where they are now!! 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.
15-Year Fixed Rate Mortgages rose to 2.28% up 0.13 percentage points from last week’s 2.15%. Average 15-year fixed rates last year were 2.36%.
This week in the Louisville and Lexington Kentucky area there were 4,037 (+61) homes & condos for sale, with the average days on market sitting at 18.80 (-/+0.0 Days). We are now at 1.35 (-0.02 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”. Builder’s are accelerating their building of brand new homes, but with lumber prices on the rise, it is making it harder for smaller builder’s to be able to afford. Bigger builder’s will have to come to the rescue, if we are ever to catch up with home buyer demand.
The Average Sale Price for August 2021 was $273,072 (Down $15,995 from July 2021), with Median Selling Price being $235,000 (Down $14,900 from July 2021). These numbers are up from last year’s $267,687 and $225,000 respectively. Year over year both average sale price and median selling price were up vs. last year.
