1714 Bolling Ave: A Deal Full of Twists, Turns, and Lessons

Real estate investing is rarely predictable — and 1714 Bolling Ave is a perfect example.

My investor client Nate initially purchased the property with plans for a quick flip to another investor. The idea was simple: clear the property, clean it up, and resell it to someone looking to complete a full renovation.

Early interest came in, including a low offer and a letter of intent, but neither met expectations. The property was pulled off the market and Nate decided to complete the renovation himself.

After improvements were finished, the home returned to the market and quickly went under contract — only for the buyer to unexpectedly walk away. The property was back on the market again.

A few months later, an exciting offer arrived and the home went under contract with a 30-day closing timeline. But delays began to mount. Days turned into weeks, weeks into months, and the buyer — a corporate purchaser — eventually approached the seller directly requesting a price reduction to proceed.

This situation highlighted a common investor risk: wholesale buyers sometimes place properties under contract while searching for an end buyer, creating uncertainty and prolonged delays. After extensive communication and negotiation, we were able to terminate the contract and move forward.

By this point, the home had accumulated over five months on market, experienced price reductions, and faced the perception challenges that often come with extended listing exposure.

Fortunately, persistence paid off. A final investor stepped forward with an offer that ultimately brought the transaction across the finish line, though at a lower price than originally anticipated.

Every transaction offers lessons, and this one reinforced the importance of protective contract terms — particularly kick-out clauses — when working with corporate or wholesale buyers.

Real estate is a learning process for both investors and agents, and experiences like this help ensure stronger strategies and better outcomes in future deals.
