Welcome to August and the start of school for the kiddos and the increase in people's hectic schedules has begun. I have been blessed by the revelation that my wife and I are going to be having a baby boy, and blessing bestowed upon us for our end of the year plans. I want to thank everyone for your thoughts and prayers and congratulations during these times. I know I have not been as present as I should be on my work here, but I promise to get more focused and ready to help everyone achieve their dreams of homeownership!
This week in the Mortgage Interest Rate market interest rates fell to 5.13% down from last weeks from last week's 5.22%. It seems as though the mortgage interest rates are settling in and around the 5% range which compared to the historic norm is low. The average mortgage interest rate over the past 50+ years of recording is 8%. So anything below that 8% mark is great news for homebuyers. Though the Federal Reserve may continue to complicate things, a settling of the housing market, especially of the interest rates would be a great sign of strong future activity.
In the Louisville Real Estate Market the shift is still being seen in spectacular fashion. Today, 2,114 listings are live and on the market here in the Louisville Multiple Listing Service. This is more homes active than I have seen in over 3 years. More listings mean homebuyers have more homes to view and don't have to compromise like some may have done in the past. For seller's it means more competition for their home, and the possibility of less eyeballs viewing your home. For seller's one idea is to make your house stand out; hire a Realtor who uses professional photographs to capture your home in the best light. Invest in some curb appeal, to make the front of your home pop when a potential home buyer drives by it. These simple things can, not only get your home sold in this shifting market; but may also get it sold for more money than your competitiors.
