Can you believe it is September? And it is Labor Day Weekend, the last official days to have your pool open... YEA RIGHT! None the less we have seen this year just fly right on by, I believe it started out a little slow and has now hit a break-neck pace heading straight for the end of the year and the birth of my first child! 2023, is going to be fun!!
This week mortgage interest rates were back on the rise, hitting an average of 5.55% this week. That is nearly double what interest rates were one year ago, but still far lower than the historical average of 8%. 5.55% is up substantially from last weeks 5.13% when we all believed that interest rates may be starting to stabilze but with the Federal Reserve continuing you try to battle inflation mortgage interest rates and the interest rates for most things will continue to climb!
In the Louisville Real Estate Market the shift is still being seen in spectacular fashion. Today, 2,079 listings are live and on the market here in the Louisville Multiple Listing Service. This is more homes active than I have seen in over 3 years. More listings mean homebuyers have more homes to view and don't have to compromise like some may have done in the past. For seller's it means more competition for their home, and the possibility of less eyeballs viewing your home. For seller's one idea is to make your house stand out; hire a Realtor who uses professional photographs to capture your home in the best light. Invest in some curb appeal, to make the front of your home pop when a potential home buyer drives by it. These simple things can, not only get your home sold in this shifting market; but may also get it sold for more money than your competitiors.
