Another Sunday and here is your Weekly Real Estate Newsletter - World Food Day. Today we celebrate our giving spirits here in America and how we provide so much food to the rest of the world. World Food Day is all about making sure that someday we have a world free of hunger.
This week mortgage interest rates actually came down a bit before the Halloween holiday, hitting an average of 6.92% this week closing in on that 7% number on average. At these rates we have now hit a 20-year high. Buyer's that are still financially qualified are turning to ARM's or Adjustable Rate Mortgages, they are about a full point lower than the overall 30-year fixed rate mortgages. The 30-year fixed rate mortgage averaged 3.05% one year ago. For those who can afford them, a 15-year fixed rate mortgage may save a little money it averaged 5.90% this week. The 5-year Hybrid Adjustable Rate Mortgages averaged 5.81% this week and that is up from 2.55% last year. While rates continue to flucuate homeowners are still listing their homes for sale, and homebuyer's are still purchasing homes. All in all the market is continuing to churn, just at a slower pace, fewer homebuyer's and increased inventory from homeowners is going to be the culprit for home prices beginning to moderate.
In the Louisville Real Estate Market the shift is still being seen in spectacular fashion. Today, 2,225 listings are live and on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,777 listings that are live on the market. And in the Northern Kentucky Multiple Listing Service we have 821 for a combined total of 5,823 listings on the market. So, if you are looking for a home in our area, know that there are homes available for sale all over the place!
