Historically low mortgage rates are a big motivator for homebuyers right now. In 2020 alone, rates hit new record-lows 16 times, and the trend continued into the early part of this year. Interest rates are a very static thing, they can increase and decrease as quickly as the stock market changes. Interest rates the first week of January hit a new all-time low. However, after that all time-low was achieved rates started to increase all the way until this week where they once again feel but not down to the all-time low level we saw the first week of January. I predict very hostile and very static interest rates throughout 2021, so the question, should you wait for low mortgage interest rates? NO, because we cannot know what these rates are going to do, they may go up, they may go down, right now they are low and you should take advantage of it now, while they are still low. Waiting is always a bad idea, even if interest rates go down back to the record low levels your savings maybe in the hundreds of dollars, adversely though if the rates go up you are losing hundreds if not thousands of dollars. Housing Market Boom May Tempt Sellers to Overprice

I have experience with this, because of what home seller's perceive to be a market for them, seller's want to overprice their homes.

The unfortunate part of it is, is that overpricing the home only makes it stay on the market longer, costing more in mortgage payments, utilities, and taxes.

For instance here in Louisville, KY at today’s 2.77% interest rate, without a down payment, taxes, or insurance a $100,000 home would cost you $418.72 a month. Using the same criteria a $150,000 home would cost you $628.07 a month. Again, using the same criteria a $200,000 home would cost you $837.43 a month. Again, and again, using the same criteria a $250,000 home would cost you $1046.79. These numbers were generated based on a VA loan which has no down-payment or mortgage insurance. Your monthly rates will be different, but you get the picture. Owning a home is better than renting a home all around. What Experts Are Saying about the 2021 Job Market

Earlier this month, the Bureau of Labor Statistics (BLS) released their most recent Jobs Report. The report revealed that the economy lost 140,000 jobs in December. Lumber prices top another surge this week as costs and covid cases shake home builder confidence.

This tied with increasing mortgage interest rates could spell a downturn in sales this early New Year.

As lumber prices increase, the cost of New Construction will increase as well. This may help make existing homes more competitive in an atmosphere as of late where existing homes and new construction homes were comparable.

Well my fears are relieved for a week, this week mortgage interest rates fell from last week's increases meaning that rates are continuing their rise like they have over the past 2 weeks.

I had fears that after the first week of January mortgage interest rates were going to start their climb towards 3%. However, this week mortgage interest rates took a rest at 2.77% which is great news for both buyers and sellers. For buyers it means their interest on their mortgage will be lower than if it had increased. For seller’s it means more eyes will be on your home if it is on the market at market price and means that when you sell your house, you can lock in these great rates on your new home.
