So as I continue to get used to sleepless nights and a newborn baby sleeping just feet away I continue to strive to provide you with up-to-date real estate news. Today is Bake Cookies Day. Who doesn't love fresh baked cookies straight out of the oven? If you love to bake cookies today is your day, if you are not a baker then go to your local grocery store and get the freshest cookies you can find and enjoy Bake Cookies Day!

The upcoming holiday's have brought homebuyer's even more gifts. This week mortgage interest rates dropped for the fourth consecutive week. Rates this week averaged 6.31%, down from the high of 7.08% achieved earlier this year. As the Federal Reserve continues to get a handle on America's inflation problem, interest rates are bound to continue to fluctuate. All we know for sure, is that interest rates right now are on a downward streak, but that could change anytime. If you are thinking about buying a home but the interest rates have you a little freaked out remember this adage because it rings true today more than ever: "Marry the Home, Date the Rate." When interest rates fall in the future you can always refinance, you won't always have the chance to buy that home for that price. Don't miss your opportunity to own the home you want to own, because while interest rates are going up and down, home prices are going up, up, up.

In the Louisville Real Estate Market however, the housing market continues to remain in Hot Seller's Market territory. Today, 2,072 listings are live on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,616 listings that are live on the market. And in the Northern Kentucky Multiple Listing Service we have 767 for a combined total of 5,455 listings on the market. The absorption rate or months worth of inventory sits at 1.66 continuing to indiciate a Seller's Market in Louisville, Kentucky.
