Welcome to 2023 - This year is going to be a hot one! Louisville has been rated by Realtor.com as the #3 Hottest Real Estate Market for 2023. This means that Homeowner's are going to still get top-dollar for their homes and Homebuyer's are going to have more options to choose from in this new year!
As we conclude the first week of the new year we see rates rise slightly. Rates this week averaged 6.48%, up from last week's 6.42% but down from the high of 7.08% achieved last year. It is predicted that mortgage rates will settle below 6% and experience less volatility this year than we have seen.
In the Louisville Real Estate Market however, the housing market continues to remain in Hot Seller's Market territory. Today, 1,911 listings are live on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,426 listings that are active and on the market. And in the Northern Kentucky Multiple Listing Service we have 717 for a combined total of 5,053 listings on the market. The absorption rate or months worth of inventory sits at 1.60 continuing to indiciate a Seller's Market in Louisville, Kentucky.
