Welcome to the Middle of February and if anyone told you that this real estate market is slowing down they are sadly mistaken. A colleague and I listed a property in Lexington at 10am on Thursday, by 8pm on Thursday we had shown it 20+ times and had received 7 offers. Mortgage Rate Predictions so far, are bearing out! Rates this week averaged 6.12%, a slight uptick from last week's 6.09% but down almost a full point from the high of 7.08% achieved last November. Many renters today are paying the same amount in rent as they would for a $300,000 mortgage (the national average for a single-family home). In the Louisville Real Estate Market, the housing market continues to remain in Hot Seller's Market territory. Today, 1,619 listings are live on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,212 listings that are active and on the market. And in the Northern Kentucky Multiple Listing Service we have 625 for a combined total of 4,456 listings on the market. The absorption rate or months worth of inventory sits at 1.43 continuing to indiciate a Seller's Market in Louisville, Kentucky. The number of homes available for sale have fallen for several weeks now in our area. This means less competition for homeowners looking to sell their homes. As my client in Lexington found out, her home sold in less than 12 hours!
