Message From David Hittle, Realtor - United Real Estate Louisville

This market is starting to feel a lot like last year's market. As a Realtor I work more with buyer's than seller's and this week had a buyer see a house that had posted 8 minutes before he had seen it. By the time he had sent it to me, and I had requested a showing it was SOLD. Remember we are in a Seller's Market, which means that there are more buyer's than seller's. This means that if there is a home you want, we must go at it hard and fast in order to avoid losing the battle. 

Mortgage rates fell this week on bad news for bad banks. Rates this week fell to 6.6% versus last week's 6.73%. The rates fell as the Federal Reserve was caught off guard by the recent bank failures. Remember though, when it comes to mortgage interest rates if you wait, you will lose. While rates are constantly fluctuating up and down, home prices have continued to increase up. So while waiting for a lower rate may save you money on interest, waiting also will cost you more when you go to buy the home. 

In the Louisville Real Estate Market, the housing market continues to remain in Hot Seller's Market territory. Today, 1,560 listings are live on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,115 listings that are active and on the market. And in the Northern Kentucky Multiple Listing Service we have 646 for a combined total of 4,321 listings on the market. The absorption rate or months worth of inventory sits at 1.38 continuing to indiciate a Seller's Market in Louisville, Kentucky.
