Mortgage rates fell this week despite the Federal Reserve raising rates. Rates this week fell to 6.42% versus last week's 6.6%. Rates fell this week even while the Federal Reserve decided to raise interest rates again. With the falling mortgage interest rates, mortgage applications to purchase a home rose 2% week-over-week. In February, existing-home sales posted their first monthly gain in a year--up 14.5% from January according to the National Association of Realtors.

In the Louisville Real Estate Market, the housing market continues to remain in Hot Seller's Market territory. Today, 1,545 listings are live on the market here in the Louisville Multiple Listing Service. In the Lexington Multiple Listing Service we have 2,047 listings that are active and on the market. And in the Northern Kentucky Multiple Listing Service we have 640 for a combined total of 4,232 listings on the market. The absorption rate or months worth of inventory sits at 1.37 months continuing to indiciate a Seller's Market in Louisville, Kentucky.
