While we are seeing some improvement, we’re still at near-record lows for housing inventory (as shown in the graph below). Here’s why. Since the pandemic began, sellers have been cautious when it comes to putting their homes on the market. At the same time that fewer people are listing their homes, more and more people are trying to buy them thanks to today’s low mortgage rates. The influx of buyers aiming to capitalize on those rates are purchasing this limited supply of homes as quickly as they’re coming to market.
Despite today’s low inventory, there is hope on the horizon. Regarding existing home sales, Sabrina Speianu, Senior Economic Research Analyst at realtor.com, explains, “In May, newly listed homes grew by 5.4% on a year-over-year basis compared to the earlier days of the COVID-19 pandemic last year.

We knew the low inventory couldn’t last forever, and that home seller’s would eventually want to take advantage of the increasing housing prices and low mortgage interest rates to sell their homes. It seems we are seeing a slight uptick in housing inventory. However, the small uptick is still not enough. For Kentucky we saw a .6% increase in inventory vs. May that small of uptick will not affect supply enough to cause any price deductions or fluctuations. Skyrocketing prices are causing some to start questioning affordability in the current housing market. Many are quick to emphasize the fact that homes today are less affordable than they were last year. Black Knight, a leading provider of data and analytics across the homeownership life cycle, just reported on the issue.
Right now, housing payments are slightly less affordable than the five-year average – but only by less than ½ a percentage point. However, they’re significantly more affordable than the 25-year average. Put another way, a buyer will likely make a slightly greater financial sacrifice to afford a home right now than if they purchased a home within the last five years. On the other hand, it also means the potential financial sacrifice is not nearly as great as what it was over the last 25 years.

Having the right Real Estate Agent preferably a Realtor is key to buying and selling a home in today’s market. In today’s market where homes are flying off the shelves faster than toys on Black Friday having an experienced Realtor on your side is not just preferred its essential!
When choosing a Realtor you must choose someone you trust. Your Realtor should be giving your recommended prices and ranges on homes that you are seeing. If you cannot trust your Realtors advice you have the wrong Realtor. Likewise, when selling your house your Realtor is going to recommend a price that should meet the market value of your area. It may or may not be the number that you were thinking or looking for, but you must trust that your Realtor is giving you accurate and intelligent advice backed up by the numbers. You can always ask to see those numbers as well, to settle your mind.
The National Association of Realtors is reporting a slight uptick in homes going up for sale, however the uptick here in Kentucky is a minuscule 0.6%. While more homes are reaching the market here in Kentucky that slight increase in inventory will likely be gobbled up and not make much difference in competition or price.
If selling your house has been on your mind, you should not wait… While prices are increasing monthly, and mortgage interest rates are staying low those two factors will not last. While prices will likely continue to increase due to the lack of inventory, inflation, lumber costs, etc. Mortgage interest rates are affected by those same factors. Today, the government is artificially keeping interest rates low, however as inflation ramps up, the government will have to let off the gas on those interest rates in order to stabilize the economy.
By now you know that owning a home is huge, and it is the best way to increase net-worth. When you rent you of course are increasing the net-worth of your landlord. While renting is essential when you are saving for your down payments, don’t stay stuck in a rental forever, by doing so you are giving up your net-worth as a sacrifice!
There has been a lot of talk about the housing market crashing like 2008, and I spoke about it last week on my Facebook and Youtube Lives. The experts are not predicting a housing market crash. Most chalk this market up to Supply and Demand! I agree, unlike 2008 we have low inventory not high. Unlike 2008, the government has regulate the mortgage industry, making it harder to get loans. Unlike 2008, homeowners have sizeable equity in their homes, while in 2008 they had little to no equity in their homes. Today, is much different than 2008 so if that fear is holding you back – “just let it go…”

This week the Mortgage Interest Rates as published by Freddie Mac fell to 2.93%, down 0.03 percentage points from last week’s 2.96%, they are closing in on last year’s 3.13%. 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.
This week in the Louisville and Lexington Kentucky area there were 3,276 (+5) homes & condos for sale, with the average days on market sitting at 26.50 (+0.4 Days). We are now at 0.97 (-0.02 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”. Builder’s are accelerating their building of brand new homes, but with lumber prices on the rise, it is making it harder for smaller builder’s to be able to afford. Bigger builder’s will have to come to the rescue, if we are ever to catch up with home buyer demand.
The Average Sale Price for May 2021 was $272,979 (Up $15,349 from April 2021), with Median Selling Price being $230,100 (Up $6,600 from April 2021). These numbers are up from last year’s $244,112 and $210,000 respectively. Year over year both average sale price and median selling price were up vs. last year.
