According to recent data from realtor.com, median rental prices have reached their highest point ever recorded in many areas across the country. The report found rents rose by 8.1% from the same time last year. If you’re a renter concerned about rising prices, now may be the time to consider purchasing a home.
When you weigh your options of whether to buy a home or continue renting, how much you’ll pay each month is likely top of mind. According to the National Association of Realtors (NAR), monthly mortgage payments are rising, but they’re still significantly lower than the typical rental payment. NAR indicates the latest data on homes closed shows the median monthly mortgage payment is $1,204.
By contrast, the median national rent is $1,575 according to the most current data provided by realtor.com.

The latest Consumer Confidence Survey reveals the percentage of Americans planning to buy a home in the next six months is virtually the same as it was back in March. August has come in full swing with mortgage interest rates plummeting closer to the record low. 2.77% is an amazing interest rate and if you are wanting to buy a home this year I would connect with a lender today and get that interest rate locked in before it rises again.
Experts are optimistic about this housing market, and they have made predictions. The experts are predicting that we will see another double digit increase in home prices/values this year, and that that trend will slow down in the years to come back into single digit territory. 2020 and 2021 have been great years for home values as in both of those years home prices/values have increased by double digits.
As home prices and values continue to increase homeowners may have the idea of trying to sell their home themselves as a FSBO or For Sale by Owner. However, the latest study of over 95,000 home transactions shows that homes that are listed on the market for sale by a Real Estate Professional are selling for 17% more than those that are not on the market. Don’t leave money on the table sell your home using a Real Estate Professional, the commission you pay your agent could earn you thousands more on the sale of your home as well as saving you a great deal of headaches.

This week the Mortgage Interest Rates as published by Freddie Mac had 30-Year Fixed Rate Mortgages fell to 2.77%, down 0.03 percentage points from last week’s 2.80%, rates are getting super close to last year’s 2.88% though. 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.
15-Year Fixed Rate Mortgages remained at their record low of 2.10% down 0.00 percentage points from last week’s 2.10%. Average 15-year fixed rates last year were 2.44%.
This week in the Louisville and Lexington Kentucky area there were 3,568 (+198) homes & condos for sale, with the average days on market sitting at 21.00 (+0.3 Days). We are now at 1.23 (+0.26 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”. Builder’s are accelerating their building of brand new homes, but with lumber prices on the rise, it is making it harder for smaller builder’s to be able to afford. Bigger builder’s will have to come to the rescue, if we are ever to catch up with home buyer demand.
The Average Sale Price for June 2021 was $286,452 (Up $13,473 from May 2021), with Median Selling Price being $240,000 (Up $9,900 from May 2021). These numbers are up from last year’s $248,506 and $210,250 respectively. Year over year both average sale price and median selling price were up vs. last year.
