Experts are Optimistic about the Summer Housing Market [VIDEO]

Experts are Optimistic About this Summer's Housing Market and we are already seeing why they are so positive about the markets.

Record low home inventory levels are providing for multiple offer situations for home seller's averaging FIVE offers per listing.

Record low mortgage interest rates are fueling home buyer's abilities to afford more home and get more home for their money.

The high numbers of home buyer's in this market has caused average days on market to fall to 16, meaning home seller's are selling their homes for much more money and in less days than ever.

Key Questions To Ask Yourself Before Buying a Home

Before you decide whether you’re ready to buy a home, you should know how to answer these three questions.

>>What’s Going on with Home Prices?

Home prices are one factor that directly impacts how much it will cost to buy a home and how much you stand to gain as a homeowner when prices appreciate. Continued price appreciation is great news for existing homeowners but can pose a significant challenge if you wait to buy. Put simply, with home prices increasing, the longer you wait, the more it could cost you.

>>Are Today’s Low Mortgage Rates Going To Last?

Another significant factor that should inform your decision is mortgage interest rates. Today’s average rates remain close to record-lows. Much like prices, though, experts forecast rates will rise over the coming months.

Home values are prices are predicted to level out in the coming years. While this year is predicted to be another amazing year in increases in the value of homes, next year is predicted to be more leveled. In other words, this year is predicted to see another 10%+ increase in values, while next year is only predicted to see a single digit increase in values. As the prices start to level out the opportunity for seller’s to get top dollar will slip further and further away. If you have been thinking about selling your home, contact David Hittle with United Real Estate Louisville and ask all of your questions today! He is a professional Realtor in the Louisville area and will be there to answer all of your questions and assist you in selling your house when you are ready! The Construction Conundrum

As new construction homes start to build up after the pandemic lockdowns, we are seeing the prices of those homes rise as well.

Yesterday I performed a home valuation for a past client and found this. The least expensive model of the home he purchased last year was $291,990. He paid $247k last October and his home is now valued in my valuation at $269k.

With Rents on the Rise – Is Now the Time To Buy?

According to recent data from realtor.com, median rental prices have reached their highest point ever recorded in many areas across the country. The report found rents rose by 8.1% from the same time last year. If you’re a renter concerned about rising prices, now may be the time to consider purchasing a home.

When you weigh your options of whether to buy a home or continue renting, how much you’ll pay each month is likely top of mind. According to the National Association of Realtors (NAR), monthly mortgage payments are rising, but they’re still significantly lower than the typical rental payment. NAR indicates the latest data on homes closed shows the median monthly mortgage payment is $1,204.

By contrast, the median national rent is $1,575 according to the most current data provided by realtor.com.

Rents have a tendency to rise, and we rarely see a case when rents actually decrease unless vacancy rates get too high. In most cases however, the cost of your rent will increase year after year with no end in sight. This is different when you own your own home. When you own your own home, the only reason for your payment to increase would be due to taxes or insurance price changes, one of which you can affect. Owning your own home also makes your piggy bank fatter, in that every payment you make a portion of that payment is going to your equity, or your difference between what you owe and what your home is worth. If you are ready to get out of rent and start to own your own home, give David Hittle with United Real Estate Louisville a call today 502-489-1135.

Sellers: Make Today’s Home Price Appreciation Work for You

Home prices continue to rise as we move through the summer, and that’s good news for sellers who are looking to maximize their home’s potential. If you’re on the fence about whether to list your house now or later, the question you should really ask is: will this price appreciation last?

Here’s what three leading industry experts have to say about what lies ahead.

Lawrence Yun, Chief Economist, National Association of Realtors (NAR):

“At a broad level, home prices are in no danger of a decline due to tight inventory conditions, but I do expect prices to appreciate at a slower pace by the end of the year.”

Selma Hepp, Deputy Chief Economist, CoreLogic:

“The imbalance between robust demand and dismal availability of for-sale homes has led to a continual bidding over asking prices, which reached record levels this year…

As I stated in a previous article, all predictions show another double digit increase in home values this year, however those same predictions show only single digit increases in home values next year and in the years after meaning that this is going to see the greatest increases and then values and prices should start to settle out in the years to come. If you are ready to sell and buy a new home, now is the time to make your moves, give David Hittle with United Real Estate Louisville a call today at 502-489-1135.

Today’s mortgage rates continue to hover near record lows, which is great news for all homebuyers. If you purchased a home several years ago, your mortgage rate is likely higher than today’s. When rates are low, you can afford more home for your money. Email me today if you’re ready to go from renting to owning your own home (shopkentuckyhomes@yahoo.com).

Surprising Shift Favors Homeowners: Buyers Now Prefer Existing Homes

In April, the National Association of Home Builders (NAHB) posted an article which reported, “60% of people who were looking to buy a home in 2020 said they'd prefer new construction to an existing home.” However, it seems buyers are now shifting their preference back to existing homes.

The latest Consumer Confidence Survey reveals the percentage of Americans planning to buy a home in the next six months is virtually the same as it was back in March. However, the percentage that plan to buy a newly constructed home is lower for that same period. NAHB confirms that existing homes are now the top preference among today’s buyers.

Why the shift? There are several reasons why buyer preference is shifting.

When lumber prices skyrocketed due in part to the pandemic and plant shutdowns, it caused home builders to spend a lot more for their materials. These higher costs were passed onto their consumers: people who want to buy a brand new home.” Because of this the costs and prices of new constructions homes have skyrocketed and in a lot of cases, have surpassed existing home prices. Because of this, the deal of a new construction vs. and existing home has shifted again. Whether you would like to buy a brand new home, or buy an existing home David Hittle with United Real Estate Louisville can and will help give him a call today at 502-489-1135, don’t go into a situation without an expert on your side!

Message from David Hittle, Realtor United Real Estate Louisville:

August has come in full swing with mortgage interest rates plummeting closer to the record low. 2.77% is an amazing interest rate and if you are wanting to buy a home this year I would connect with a lender today and get that interest rate locked in before it rises again.

Experts are optimistic about this housing market, and they have made predictions. The experts are predicting that we will see another double digit increase in home prices/values this year, and that that trend will slow down in the years to come back into single digit territory. 2020 and 2021 have been great years for home values as in both of those years home prices/values have increased by double digits.

As home prices and values continue to increase homeowners may have the idea of trying to sell their home themselves as a FSBO or For Sale by Owner. However, the latest study of over 95,000 home transactions shows that homes that are listed on the market for sale by a Real Estate Professional are selling for 17% more than those that are not on the market. Don’t leave money on the table sell your home using a Real Estate Professional, the commission you pay your agent could earn you thousands more on the sale of your home as well as saving you a great deal of headaches.

As this summer housing market heats up, stay in touch with David Hittle – United Real Estate Louisville to keep you up to date on all the happenings.

If you or someone you know needs a Realtor – I would be honored to help just call me 502-489-1135

This week the Mortgage Interest Rates as published by Freddie Mac had 30-Year Fixed Rate Mortgages fell to 2.77%, down 0.03 percentage points from last week’s 2.80%, rates are getting super close to last year’s 2.88% though. 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.
15-Year Fixed Rate Mortgages remained at their record low of 2.10% down 0.00 percentage points from last week’s 2.10%. Average 15-year fixed rates last year were 2.44%.

This week in the Louisville and Lexington Kentucky area there were 3,568 (+198) homes & condos for sale, with the average days on market sitting at 21.00 (+0.3 Days). We are now at 1.23 (+0.26 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”. Builder’s are accelerating their building of brand new homes, but with lumber prices on the rise, it is making it harder for smaller builder’s to be able to afford. Bigger builder’s will have to come to the rescue, if we are ever to catch up with home buyer demand.

The Average Sale Price for June 2021 was $286,452 (Up $13,473 from May 2021), with Median Selling Price being $240,000 (Up $9,900 from May 2021). These numbers are up from last year’s $248,506 and $210,250 respectively. Year over year both average sale price and median selling price were up vs. last year.

If you are in need of a Real Estate Professional someone with the heart of a teacher, rather than a heart of a salesperson I’m the Realtor for you!

If you ever have any questions at all, please feel free to contact me, I’d love to hear from you and hear about your plans for the future!
