Are Houses Less Affordable Than They Were in Past Decades?

There are many headlines about how housing affordability is declining. The headlines are correct: it’s less affordable to purchase a home today than it was a year ago. However, it’s important to give this trend context. Is it less expensive to buy a house today than it was in 2005? What about 1995? What happens if we go all the way back to 1985? Or even 1975?

Obviously, the price of a home has appreciated dramatically over the last 45 years. So have the prices of milk, bread, and just about every other consumable. Prices rise over time – we know it as inflation.

However, when we look at housing, price is just one component that makes up the monthly cost of the home. Another key factor is the mortgage rate at the time of purchase.

As prices for homes continue to rise, the thoughts may have crossed your mind on whether it is less affordable to buy today than it has been in the past. Today, due to the low interest rates we are presently seeing homes are more affordable than they were in the past. Consider this: If you buy a $200,000 home at 3% interest over 30 years you will pay $103,554.49 just in interest on that home. In the 2000’s interest rates average about 5% the same home as above at 5% means you pay $186,513.23 in interest. In previous decades interest rates were as high as 18% if interest rates ever hit 18% it would not even be worth buying a home because you would pay $885,112.89 just in interest over $600,000 more than the home is even worth!!! The interest rates make a huge difference and today they are near all-time lows, I would certainly take advantage of those low interest rates if you are wanting to buy this year. August is here, as I see leaves falling off the trees, I’m also seeing changes in the housing market. More homes have hit the market now, but mortgage interest rates may also be heading upward. This week for the first time in six weeks interest rates rose to 2.87% - not a big change from last week’s 2.77% but still a rise and one that may continue. The higher interest rates go the more money you pay in interest over your 30 year loan. I suggest locking in a great interest rate today and finding that home sooner rather than later.

This week the Mortgage Interest Rates as published by Freddie Mac had 30-Year Fixed Rate Mortgages rose to 2.87%, down 0.10 percentage points from last week’s 2.77%, rates are this time last year were 2.96%. 2.65% is the lowest ever seen since recording started back in 1971 and was obtained the first week of January 2021.
15-Year Fixed Rate Mortgages rose to 2.15% down 0.05 percentage points from last week’s 2.10%. Average 15-year fixed rates last year were 2.46%.

 

This week in the Louisville and Lexington Kentucky area there were 3,576 (+8) homes & condos for sale, with the average days on market sitting at 20.90 (-0.1 Days). We are now at 1.21 (-0.02 Months) months of inventory, making this a “Seller’s Market” which is under the six months needed to have a “Balanced Market”. Builder’s are accelerating their building of brand new homes, but with lumber prices on the rise, it is making it harder for smaller builder’s to be able to afford. Bigger builder’s will have to come to the rescue, if we are ever to catch up with home buyer demand.

 

The Average Sale Price for June 2021 was $286,452 (Up $13,473 from May 2021), with Median Selling Price being $240,000 (Up $9,900 from May 2021). These numbers are up from last year’s $248,506 and $210,250 respectively. Year over year both average sale price and median selling price were up vs. last year.
