Homeowner Equity Increases an Astonishing $1 Trillion

In a year that was financially devastating for many Americans, some good news for most homeowners is the dramatic gain in home equity over the last twelve months. Last week, CoreLogic released its 2020 3rd Quarter Homeowner Equity Insights report, which reveals four major findings:

S. homeowners with mortgages have seen their equity increase by a total of $1 trillion since the third quarter of 2019.

The average homeowner gained approximately $17,000 in equity over the past year.

This is a 10.8% increase in equity.

Housing Market Update: Home sales this November were up 13.3% compared to November 2019. Average price was up 9% year-to-date vs 2019. Inventory of available properties is 44% lower than at the same time last year. Volume up 2.8% year-to-date versus last year.

New-Home Woes: Lumber Prices Are Back on the Rise

Lumber Prices had deceased back in September, however with the continued demand for new homes during this winter season lumber prices have increased by nearly 20% over the past four weeks. What does this mean for you?

Well, if you are a buyer looking for a new construction home, the price of your new home maybe going up soon. The increase of 20% over the past four weeks will add an average of almost $15,000 to your new construction homes price tag.

As new home prices increase, they may start to out pace existing homes. Currently in the Louisville area the median home price is around $250,000 and new construction homes are available around that price as well.

If lumber prices increase too much new homes may start to outpace the cost of existing homes, this in turn may cause home buyer’s to shy away from home purchases, which would in turn decrease home values. However, as long as home sellers’ are selling homes inventory will stay in seller’s market territory. Prices are all about supply and demand, right now supply is low and demand is high so prices are rising. Inventory will take a while to keep pace with demand, so look for home prices to continue to rise as inventory tries to keep up.
