As Spring has sprung up in our area, we are seeing a continued interest in homeownership in the housing market. Nationally, list prices have reached record highs for this time of the year. Locally, our limited inventory is causing competition amongst home buyers to be even more intense. Selling a home in this type of atmosphere is fun, and culminates in a nice check at closing. This week, mortgage interest rates, according to Fannie Mac, jump to a rate of 3.85% against last week’s 3.76%. The reason given was continued uncertainty about world events. Mortgage interest rates are still projected to rise and are projected to be between 4 and 5% by years-end.
For February in the Louisville/Lexington Market there were 2,635 (-4) Active & Pending Single Family Homes/Condos with 1,117 (+40) Sold.
There is a 42.20 (-0.2) average days on market in our area with 0.86 (-0.02) Months of Inventory Available.
January 2022 saw an Average Selling Price for a home at $268,544 compared to $251,085 in January 2021. - About a $17,000 gain in 1-year.
1084 Homes were sold in January of 2022 compared to 1196 in Janaury of 2021.
Median Selling Price for homes in January of 2022 closed at $225,000 compared to $210,000 in January of 2021.
Mortgage interest rate projections have already been hit, and eclipsed, as rates head closer to the 4% range. While rates will continue to fluctuate, my projections are putting rates between 4 and 5% by the end of the year.
These higher interest rates will cost home buyer's additional money in interest. You can avoid the interest hikes by locking in your rate today, or if you currently own your home and will benefit from a refinancing, refinancing at today's historic rates.
